Smart home devices: plan the account handover

Buying a French home with connected devices? Separate the equipment from its accounts and subscriptions, then plan the handover with its provider.

The house appeals to you, and the owner adjusts the heating from a phone. Once you have completed the purchase, will you be able to do the same from Britain? The thermostat being there does not answer the question. For a connected device remaining in the property, establish what hardware, account and service it depends on. Arrange this before the handover, without asking the seller to disclose personal login details.

Map what each device needs

Identify the equipment actually installed: heating controls, gates, shutters, a doorbell or another relevant system. Record the manufacturer, available model reference and the way it is used. A button inside the house, an app and a remote control may provide different functions. Ask which features work locally and which require a connection, instead of assuming that “smart” describes one standard arrangement.

For every important function, add three questions: which account controls it, whether a subscription is involved, and who provides support. A hardware invoice does not establish that a paid service will transfer. Ask the provider about its current conditions and any handover charge. Also confirm that the required app and service will work with your intended phone and location before relying on remote operation from Britain.

Arrange a change of user, not a password exchange

France's data protection authority, CNIL, recommends removing account associations and personal data when a device changes user. Ask the manufacturer or installer which procedure applies to this particular model. The seller should not need to hand over an entire personal account just to give you control of one appliance.

Timing matters. An improvised deletion or reset could interrupt a useful function before completion. Establish who will carry out the agreed procedure, when it will happen and how necessary operation will be maintained. Follow professional instructions for alarms, locks and heating systems. This is a handover planning guide, not a technical reset procedure for security or building equipment.

Keep useful instructions separate from private records

Arrange to receive the manuals and support references needed for the equipment, as agreed by the parties. Occupancy histories, camera recordings and family information are a different matter; they are not property documents to pass around. The seller should deal with personal records through the relevant service. Keep your own handover checklist free of both parties' passwords.

Cybermalveillance.gouv.fr's guidance also stresses updates and account security. When setting up your own access, use the available security settings and the provider's current instructions. A successful demonstration on the seller's phone is not evidence that the device has been transferred to your account.

Plan a demonstration after the agreed change

Arrange an appropriate check with the people authorised to carry it out. Record configuration completed, function demonstrated and outstanding steps separately. If remote access has not been tested, leave that limitation visible. A local control responding does not prove that an online service will operate under the conditions you intend to use it.

Ask what happens if the internet connection stops: is there a local control, and whom should you contact? The answer depends on the installation. Obtain it from the manufacturer or qualified person rather than inventing a backup method. For a house used only during certain visits, this practical answer may matter more than a long list of rarely used features.

The resulting sheet can be short: device, confirmed procedure, responsible person, planned date and observed result. Keep the list of items included in the purchase separate. For a property search in Côte-d'Or, Shawez Ali, agent immobilier, can be your property contact; account ownership and technical configuration remain matters for the account holders and relevant professionals.
