UK rental income after your move to Burgundy
Keeping a UK rental when you move to Burgundy? Distinguish HMRC deductions, the payment you receive and your final tax position before budgeting.

Contents
You plan to retain a rented flat in the UK to help cover the costs of your future Burgundy home. The advertised rent seems an obvious starting point. Yet the payment reaching your account after the move may depend on the Non-resident Landlord Scheme. Before treating that income as available spending money, establish who receives it and how it will be handled.
The scheme uses its own residence concept
HMRC’s March 2026 guidance uses the concept of a usual place of abode outside the UK. For individuals, an absence of six months or more is normally relevant to that assessment. It does not necessarily match tax residence: someone can remain UK tax resident while falling within the scheme. A British bank-account address is not enough to settle the question.
Explain the proposed departure dates and letting arrangements to your adviser. Identify the owners as well. Where several people hold the property, do not treat an answer about one owner as an undifferentiated approval for the whole household. The practical arrangement needs to match the people and shares actually involved.
Trace the rent before relying on it
Establish who receives tenants’ payments and controls their onward distribution. Under HMRC’s guidance for agents and tenants, a letting agent within the scheme deducts tax regardless of the rent amount unless HMRC has provided written approval for payment without deduction. A threshold applying to certain tenants should not be copied across to the agent’s position.
A friend helping to manage the property and controlling rent can also fall within the scheme’s agent definition. Calling that person a local contact does not change what they do. Clarify the responsibilities before moving, rather than expecting someone helping informally to work out the tax treatment after the first payment arrives.
Payment without deduction is not a tax exemption
HMRC explains the NRL1i application for an individual seeking to receive rent in full. If approved, HMRC tells the agent or tenant, while the landlord’s tax reporting remains subject to the applicable requirements. Sending the application is therefore not the same as holding the authorisation the payer needs.
Keep the application, decision and implementation by the payer distinct. If the first statement differs from what you expected, request an explanation of each relevant line. Do not try to resolve the discrepancy by instructing somebody to stop a deduction before its status has been clarified. The documentary answer matters more than an assumed net figure.
A practical four-line income picture
- The contractual rent and the amounts actually collected.
- Expenses and management charges shown on the statement.
- Tax actually deducted where the scheme applies.
- The amount paid to you and the reserve discussed with your adviser.
This is not a tax calculation. It separates gross rent, a bank remittance and money ultimately available for household spending. Even a statement showing no deduction must be considered alongside reporting duties and the final tax position. Have the obligations in each relevant country assessed by the appropriate professionals instead of treating one approval as a complete cross-border answer.
For the Burgundy household budget, use an explicit working assumption rather than turning every future rent into a guaranteed payment. Keep possible repair costs, vacancy and any unresolved administrative position visible in your scenarios. The aim is to understand the income before deciding how much recurring expenditure the French house can support.
If the proposed arrangement changes, update the comparison. Appointing a different agent or receiving rent directly from a tenant can change which person needs the relevant instructions. Record the change and ask for confirmation rather than assuming an earlier answer covers a new payment route.
