US-employed buyers: prepare the documents a French bank actually requests
Prepare a property finance file using US employment income: the bank’s document list, reporting periods, variable compensation and translations.

Contents
You receive your salary in the United States, and a French bank asks for supporting documents to assess a purchase in Burgundy. The difficulty is not necessarily finding the documents: it is knowing which ones match the request, for what period and in which format. Sending your entire tax file at once may create more questions than it answers.
First obtain a list suited to your circumstances
Explain your country of residence, employment status, income currency and the broad outline of the purchase. Ask whether the institution will consider that configuration and which documents it wants. A French checklist intended for an employee resident in France does not automatically apply to your American circumstances.
CIC’s mortgage-file preparation page, for example, distinguishes employment, income, tax and account documents. It illustrates categories of evidence without guaranteeing that a particular American document will be accepted. Your contact needs to confirm which equivalents and additional information they actually want to examine.
Connect each document to its purpose
A recent pay stub, contract and annual statement do not describe the same thing. Identify the issuer, reporting period and purpose of each. The IRS describes Form W-2 as a wage and tax statement. Do not rename it an employment contract or assume that it replaces every other requested document.
Prepare a correspondence sheet: bank request, available document, period covered and question to confirm. Flag a missing item rather than hiding the gap. A transparent explanation is better than a document with a roughly similar title submitted in the hope that it serves the same purpose.
Explain compensation without oversimplifying it
Your compensation may combine base salary, bonuses, commissions or other elements. Show them separately with available supporting evidence and their actual timing. An announced bonus is not necessarily money already received; the displayed value of a benefit or security should not automatically become available salary in your personal worksheet.
The bank decides how to treat those elements in its credit assessment. Do not manufacture a supposed French-equivalent salary yourself. Provide dollar figures as they appear in the documents, then ask how the institution wants to handle currency, variable amounts and reporting periods.
Make the periods comparable
Biweekly pay, a monthly statement and an annual total cannot be compared simply by placing them in adjacent columns. Record payment frequency and exact dates. If you prepare a summary, retain the source documents and method used without presenting your worksheet as an employer’s certification.
Show significant changes: a new job, salary increase, leave, reduced work or a proposed change of employment status. The assessment concerns a real situation, not a selection of your strongest months. If moving to France would change your employment, discuss that separately with the relevant people.
Confirm translation and delivery requirements
Before paying for translation, ask which documents need translating, into which language and to what certification standard. A working translation used to understand a document does not automatically have the form the institution requires. Originals must remain identifiable and linked to the corresponding translated version.
Use the submission channel specified and verified by the bank. Statements and tax documents contain private information; they do not belong in a group conversation about the house. Do not alter figures or conceal necessary information without first establishing which copies the institution accepts.
Track requests until there is an explicit answer
Keep a list of documents received, additional items requested and answers still outstanding. An acknowledgment of receipt is not a lending decision. An organized file supports assessment but guarantees neither acceptance nor particular terms.
Name files by document type and reporting period, then keep an index of what was submitted. This prevents a new statement being confused with an older item carrying the same filename.
I can help assemble the property’s commercial information and make the project’s dates visible. The bank remains responsible for discussing the financing assessment. You then have two coordinated files: one about the property and one about your resources, each with its own evidence and intended recipients.
