A self-employed business can be successful while producing documents that are difficult for an unfamiliar reader to interpret. Invoices, tax filings, accounts and personal payments each tell part of the story. When preparing a property purchase in Burgundy, the task is to connect them clearly without turning revenue into available personal income or promising stability that does not exist.

Describe the business before adding up figures

Prepare a factual introduction: the work performed, the structure through which it operates, its documented history and how you are paid. If several entities are involved, show their relationship and identify which provides services, which receives payments and who intends to acquire the property. This should describe the existing arrangement, not recommend a new structure.

Your American status should not automatically be translated into a supposedly equivalent French category. Retain original names and have your accounting or legal professional explain relevant points. The goal is to show where income comes from, not replace an unfamiliar reality with a familiar but inaccurate term.

Preserve the chain of supporting documents

In its business recordkeeping guidance, the IRS explains that records help track income, expenses and reported items. For a purchase file, that traceability is a starting point: a summary should lead back to its sources without becoming an official certification in its own right.

Classify records by period and purpose. Separate tax documents, management accounts, bank statements and evidence of personal payments. Ask the recipient what they actually need. Explaining your circumstances does not mean volunteering the identity of every business client.

Distinguish business activity, results and available money

Amounts invoiced are not always received at the same time. An entity’s cash balance is not automatically available for a personal purchase. A transfer to your account may have a different nature from recurring income. Describe these movements accurately rather than combining them in a single column labeled income.

For each figure in the presentation, note its period, source and definition. If a professional prepares a summary, specify its scope. A forecast should not be presented as an achieved result; part of a financial year should not become a full year without making the assumption explicit.

Explain variation instead of hiding it

Your activity may be seasonal, depend on a few major projects or be spread across several contracts. An average may help a reader, but it should not erase the variations that explain receipts. Prepare a short timeline of significant changes and the supporting records that clarify them.

If a contract is ending, has been renewed or a new activity is beginning, distinguish facts from expectations. The professional assessing finance decides how to evaluate that information. The file should not select only favorable items to manufacture an artificially stable picture.

Set out the purchase funding separately

Present the intended purchase resources separately: available personal savings, expected proceeds from another transaction or financing to investigate. For each source, identify its status and the evidence requested. If money is to come from a business entity, have your advisers examine how it can be made available beforehand rather than assuming a transfer is sufficient.

A bank may request additional information specific to your circumstances. The indicative checklist published by CIC distinguishes employee and self-employed documentation. It does not promise identical treatment of an American business or approval of a loan.

Prepare a focused conversation

Before the appointment, assemble a summary note, document index and outstanding questions. Ask which translation format is expected and which secure submission channel to use. Keep accounting records intact; a separate explanation can clarify a figure without altering the document that establishes it.

If two documents appear to conflict, have the difference explained by their issuer or your accounting professional. A different reporting period or definition of the figure may be decisive in understanding the file.

For the Burgundy project, I can help structure the property information and commercial stages. Your accountant, advisers and financial institution examine your resources and their implications. A readable file allows each person to ask the right questions from the same factual starting point.
